Making Sure Your Home is Ready to Make Memories

Real Estate Inspections

Put simply, a Home Inspection tells the story of the home being inspected. It is a visual examination and basic performance evaluation of the major structure, systems, and components of a home that are visible and safely accessible. Following the inspection, you will be given a home inspection report. The report will include high-quality photos, inspector comments, and other general information about the home and our findings.

What is the Difference Between a Pre-Closing and Pre-Listing Inspection?

What is the difference between the residential inspection and a Real Estate Inspection Residential inspections and real estate inspections are very similar. Residential inspections focus on the whole health of your home, no matter when or why you have it inspected. This could be for insurance purposes, requested by a third party like a lender, or simply because the owner wants to assess the condition of their home. Real Estate Inspections are essentially the same inspection, but they are subject to a pending real estate transaction. Regardless of which type you need, your inspection will be provided on the State of Texas reporting form and will be conducted under the Texas Standards of Practice for Home Inspections. Cary Kelley is our Professional Real Estate Inspector (TREC #23074) and is licensed by the state of Texas to perform these inspections.

Why Do I Need a Home Inspection?

Purchasing a home will typically be the largest investment you will ever make. That said, it is important to know the condition of your investment. Generally speaking – you wouldn’t purchase a new car without taking it for a test drive first, right? Well, a home inspector gives your prospective home that test drive and provides you with a report of the findings. An objective,  professionally licensed inspector can discover and document defects that may or may not be obvious to you as a prospective buyer. Such defects can range from simple replacements/repairs to severe damage, safety, and health concerns. Additionally, most mortgage companies require a home inspection to be completed before approving a home loan, and an increasing number of insurance companies are requiring them prior to writing new policies.
